Snagging a Vistry Group home

Bovis, Linden and Countryside share Vistry's systems behind the scenes: each brand publishes the same warranty structure, and all three are signed up to the New Homes Quality Code. One practical difference from the other big builders — Vistry works with several warranty providers, so your home may carry NHBC, Premier Guarantee or LABC Warranty cover. Your completion pack names yours.

Your snagging rights as a Vistry buyer

These are the deadlines that decide whether defects get fixed at the builder's expense — the same framework that applies across the industry, and the one your list needs to work with:

Days 1–7

The cosmetic window

Chips, scratches, dents and cracked glass are easiest to dispute once you've moved in — report them in writing within about 7 days of completion, ideally after an empty-house inspection before the removals van arrives.

Years 1–2

Vistry must fix defects

For two years from legal completion, the builder is responsible for putting right defects caused by faulty workmanship or materials — at no cost to you. Keep one running, dated, photographed list and report new items in writing as they appear.

The resolution clock

Under the New Homes Quality Code, registered developers are expected to resolve reported snags within around 30 calendar days. If a fair, written report stalls, escalate free of charge to the New Homes Ombudsman Service or your warranty provider's resolution service.

Reporting snags to Vistry: what to know

For the first two years from legal completion, your Vistry brand (Bovis, Linden or Countryside) is responsible for fixing defects caused by faulty materials or workmanship — report them to the customer service team for your development, in writing.

Because Vistry uses multiple warranty providers, check your completion pack before escalating: the resolution service you'd use in a dispute depends on whether your home is covered by NHBC, Premier Guarantee or LABC Warranty.

On mixed-tenure developments (common with Vistry's partnerships model), private buyers have exactly the same two-year defect rights as on any other new build.

Aftercare processes and warranty arrangements vary by development and change over time — your reservation agreement, completion pack and warranty documents are always the source of truth for your home.

How to snag your Vistry home

The inspection itself is the same whoever built the house — and it's where most buyers either win or lose the free-fix window. Work through our room-by-room snagging checklist, ideally in the empty house before your furniture arrives, and follow the completion-day plan for the first seven days.

Yes. All three are Vistry Group brands. You report snags to the customer service contact for your brand and development, and the two-year builder responsibility for defects is the same across all of them.
Which warranty does my Vistry home have? +
It varies by development: Vistry brands work with NHBC, Premier Guarantee and LABC Warranty. The structure is the same either way — builder responsible for defects in years one and two, structural insurance to year ten — but the provider named in your completion pack is where structural claims and dispute resolution go.
Part of my development is housing association homes — does that change anything? +
Not for you. Vistry's partnerships model means many sites mix private and affordable housing, but if you bought your home privately you have the standard new-build protections: the two-year builder defect period, your structural warranty, and the New Homes Quality Code's ~30-day snag resolution expectation.
